The Home & Cottage Inspection Process

  • Certified Professional Inspector, Scott Bridges, begins the inspection with the roof and inspects the roof surface, ventilation system, plumbing stacks, electrical service entry, chimney, and any other systems, components, and roof penetrations.
  • He then begins inspecting the home's exterior as well as the property. The fascia, gutters, wall covering and trims, windows, doors, wall penetrations, decks/porches/patios, walkways, driveway, fencing, vegetation, built-in planters, retaining walls, and for any other defective condition of a system or component that may have an adverse affect on the home.
  • Scott then moves to the inside of the home, to the basement or crawlspace. While there, he looks for defects in the foundation, electrical and plumbing systems, heating systems, insulation and ventilation.
  • Next he will work his way up through the home, inspecting the wall and floor structure, interior finishes, stairs, for the presence of safety devices/components, windows, doors, cabinets, electrical and plumbing systems, ventilation systems and components, and at the attic for structure, insulation and ventilation.
  • Then begins the inspection of the garage, in the same way Scott just completed the home inspection, starting at the roof then working his way from the exterior to the interior, and from the foundation up. He will also inspect for fire safety (attached garage) and automatic garage door safety.
  • Then comes the process of organizing photos, researching information about the home, and compiling the information, photos, and any defects found, into a well-written and detailed report to send to the client.
  • Scott's job is not done until the client has a solid understanding of the home and it's systems and components.
